SLB Capital Advisors’ Managing Partner Scott Merkle discussed Blackrock’s acquisition of ElmTree with FundFire
BlackRock joins a list of the largest private fund managers that have “married up their credit investing arms and the real estate investing arms” to develop net lease platforms, according to Scott Merkle, Managing Partner at SLB Capital Advisors
“[This] really is a big deal,” he added. “It’s a significant one in the net lease market.”
“I wouldn’t be surprised if this ElmTree acquisition catalyzes further [mergers and acquisitions] activity in the net lease space,” said Merkle.
The move also seems to confirm BlackRock’s commitment to the private credit space, said SLB’s Merkle. “When you’re making an investment in the net lease space, you’re essentially making what is partly a real estate investment,” he told FundFire. “You are buying the real estate, but it’s really a credit investment.”
