Sale leasebacks make up a fast-growing space that sits at the intersection of private credit and real estate, said Scott Merkle, managing partner at SLB Capital Advisors LCN has been a major player in the sale leaseback space over the past 15 years, so the deal is a significant boost for Goldman’s real estate platform, Merkle said It’s essentially like a credit instrument that’s backed by the real estate,” he said. “It gives large asset managers an interesting way to play credit and real estate at the same time, while getting a very durable cashflow stream.”

Merkle expects to see more large asset managers look to buy net lease and sale leaseback specialists as demand for the strategies grows.
