“You have the largest publicly traded net lease REIT in Realty Income which is an $85 billion EV company entering in to a billion dollar plus joint venture with GIC, who is one of the world’s largest sovereigns and arguably one of the bigger sovereign wealth investors in U.S. real estate,” commented Scott Merkle, Managing Partner at SLB Capital Advisors

“For the two of them to announce plans to invest together in various net lease and logistics assets just puts a spotlight on this net lease space and really indicates to the broader market that there are a lot of opportunities out there and that there are going to continue to be many opportunities to deploy capital accretively in this sector”

“There is a lot of demand for net lease product. The issue over the past few years has been on the supply slide. There have been less new single tenant net lease developments coming to market to be acquired, less M&A activity – M&A is a big driver of activity in the sale leaseback space and so we’ve had a bit of a mismatch between supply and demand.”

“My expectation is that we are in a pretty conducive market environment right now at the beginning of 2026 and I would expect this year to be quite active, and more broadly beyond that over the next couple of years.”

“There are trillions of dollars of real estate sitting on corporate balance sheets, so there is a continuing ability unlock a lot of capital for companies who don’t necessarily need to own the real estate that they are operating from and who can use capital from that real estate for other accretive purposes.”
