“We remain cautiously optimistic that the sale-leaseback market will expand further in 2025 in terms of the number of transactions and the total dollars raised,” Merkle said.

While sale-leasebacks have often been utilized by industrial owners, regional banks have become a prime target for such deals

“They’re sitting on unrealized losses, and they can get a gain on book value to offset those losses if they execute a sale-leaseback,” said SLB Capital Advisors’ Managing Partner Scott Merkle. “Whether we see other multi-hundred-million-dollar sale-leasebacks from mid-sized banks like this? I wouldn’t be surprised if we do.”
